As the first building in Manitoba to use 100% LED lighting, it features advanced lighting controls across three zones and five brightness levels, enabling the University to conserve energy and tailor the environment for various sports and activities. In the underground parkade, motion-sensor LED fixtures adjust lighting based on occupancy to maximize efficiency.

Mechanical systems were designed for flexibility and sustainability. High-efficiency condensing boilers serve as a distributed fan coil system, allowing zone-specific temperature control across meeting rooms, offices, gyms, and multi-purpose areas, including those used for smudging ceremonies.

The ventilation system includes a reverse-flow energy recovery unit and an economizer cycle that leverages outdoor air for cooling in colder months. A winter-chilled water loop, using a fluid cooler, provides additional seasonal cooling while eliminating the need for traditional compressors - reducing both energy use and operational costs.
