The renovation project at 200 Graham Ave. successfully transformed the building’s lobby, enhancing functionality and appeal while integrating facilities to support cyclists. Despite challenges such as the COVID-19 pandemic and budget constraints, the renovation met its objectives effectively. Both the main and second-floor lobby areas underwent extensive renovations, revitalizing aesthetics and creating a welcoming modern environment for occupants and visitors.

The mechanical and electrical systems received a comprehensive overhaul, focusing on accessibility and maintenance ease. High and hard-to-reach fan coils were relocated to floor level, alongside ductwork replacement, new VAV boxes, upgraded sprinkler heads, and enhanced security systems.
Collaborating closely with interior designers, our lighting design seamlessly integrates into architectural details, providing vertical illumination with recessed lighting along feature walls, calming ambient glow with indirect lighting, and a welcoming focal point with modern pendants over the main entrance and elevator lobby.

To promote cycling to work, new change facilities with showers were incorporated within the lobby area. An existing main floor tenant space was repurposed into an “End of Trip Facility,” featuring separate men’s and women’s change rooms, showers, washrooms, and a Universal Toilet Room to ensure inclusivity and accessibility. This renovation exemplifies our commitment to sustainable, user-centric design, transforming the lobby into a modern, functional, and inclusive space to help improve the tenant experience.
