This 10-storey mixed-use development is located in Winnipeg’s historic Exchange District. The project replaces a former surface parking lot with a new residential and commercial building that contributes to ongoing downtown intensification and revitalization.
Completed in Summer 2025, the development includes underground parking, ground-floor commercial space, office space on level two, and 80 residential units above, supported by a rooftop patio amenity. The building brings multiple uses together within a single structure, each with different operational requirements and performance demands.
SMS Engineering provided mechanical and electrical design services with a focus on system coordination, energy performance, and long-term operational efficiency.
The mechanical systems are anchored by a high-efficiency air-source Variable Refrigerant Flow (VRF) system, enabling independent zoning and flexible control across different building uses. Ventilation is provided through high-efficiency energy recovery systems that reduce heating and cooling demand while maintaining consistent fresh air delivery.
The electrical design includes an optimized lighting strategy that reduces lighting power demand by 19.2% compared to baseline requirements, while maintaining appropriate lighting quality across all spaces. High-rise life safety systems, including smoke evacuation and emergency power, were integrated to support safe and reliable building operation.
Energy modelling was used throughout design development to evaluate system performance and support informed decision-making. The result is a coordinated building systems approach that supports efficient operation, occupant comfort, and the continued evolution of Winnipeg’s downtown core.
